Buying an Indianapolis Area Home

Buying an Indianapolis Home

Buying a home is a time consuming experience, as well as the largest purchase most people make in a lifetime. Knowing the process can help make it easier. Often, home buyers initially beleive we are in the home showing business. While showing homes is an integral part of the home buying process, it is really just the beginning. It's what we do when we're not showing homes for our clients, which gives our buyers a distinct advantage and confidence to hire our team for the job of assisting them in purchasing a  home.

Experience

Our extensive real estate experience includes an impressive cumulation of over 40 years  in the real estate business, providing buyers the expertise they need in an ever changing real estate market. Our team has assisted over 200 families in the purchase or sell of their home in the Indianapolis area. We show 1000's of homes a year and know area values and comparable properties.

Questions and Answers

There's much more to choosing the right home than the number of bedrooms and bathrooms. There are things like your family's lifestyle, where you work, how far the commute is, do you like to walk to the store, will your kids want a yard… and how much you can afford. There are plenty of questions that need to be asked, and we'll take the time to find out what is important to you and you family.

There are also questions you may never think to ask, but we work diligently to ensure you are well educated about the process.

An informed buyer needs to know:

  • Current Market Data
  • Guidelines for your Transaction
  • Changes in the Market
  • The Best Closing Date
  • Contract Clauses and Their effect
  • Costs Associated with Buying
  • Which Upgrades Provide the Beat Return
  • Disclosure Laws

Financing

Working closely with your lender, we'll determine the financing criteria you need to be aware of before we even choose homes to look at. Do you need seller assistance with closing costs? How will taxes and HOA fees affect your payment? Since we sell many homes, we have also seen many different financing programs and know how they apply to your situation.

Attention to Details

There are many contingencies and drop dead time-frames written into every contract. You need an agent with a plan in place for meeting the time-frames of the contract; someone who knows the contingencies, how they affect you, while protecting your interest. This is definately not a time for procrastination or second- guessing.

Communication

We beleive maintaining communication is of utmost importance. We let you know up front what the steps are in the transaction and when each item has been accomplished. We monitor the title and loan process to ensure a timely and efficient process.

We never practice sales pressure or hard-sell tactics. We want you to be completely comfortable and enjoy the process of finding your new home.
