Negotiating the contract
It's important to realize that the buyer and their agent are looking to get the best price they can, which seems contrary to you getting the price you can. As your agent, I will prepare you for how buyers are responding to the market – how and what we can negotiate in the contract – explain contingencies and their effect – all the while giving you the final decision. After all, it's your home and your money!!
Contract to closing
Once we have an accepted contract, there is much to accomplish in regards to inspections, repairs, title reports, disclosures, ensuring the buyer is qualified, and ready to close on time. During this time, the buyer will be performing any inspections, the appraisal will be ordered and the lending process will begin. If we run into any complications, we will work together to create a win-win solution for all parties. Should this seem an unlikely conclusion, we will begin marketing your home again. I will keep you informed throughout each step, enabling you to make the best decision for yourself. My goal is to make the process as simple and smooth as possible.
